The property rental market in Phuket is probably now busier than ever with more and more developers building properties with rental return in mind.
Traditionally most rental properties on the island where individual properties owned by local business people or by long stay expats. These were generally rented out for long periods of 6 months or more, often the owner did not want to be constantly looking for new tenants or have the hassle of collecting rents. Management of these properties tended to be limited with the tenant expected to provide basic maintenance, pay the utilites and generally take care of the property as if it was there own. The advantage of this to the tenant was low monthly rental and also a certain amount of freedom. These type of properties are still very much available across the island, but tend to be in short supply from October to April (high season). These high season market is now moving towards short term bookable accommodation, these properties generally include all utilities and come fully equipped.
